HB003-Property Tax Exemption for Long-term Homeowners

Summary/Major Elements:
  • This bill creates a property exemption for long-term homeowners who are sixty-five (65) years of age or older and who have paid Residential  property tax in Wyoming for twenty-five (25) years or more.
  • The amount of the property tax exemption is fifty percent (50%) of the residential real property that is used as a primary residence .
  • Residential real property" means real property improved by a dwelling designed to house not more than four (4) families and includes associated residential land up to thirty‑five (35) acres where the dwelling is located if the land is owned by the owner of the dwelling.
  • The bill provides for a process for an owner to claim the exemption and provides definitions of "owner", "primary residence" and "residential real property".

  • The bill is effective January 1, 2025.
  • The bill has a sunset date of July 1, 2027.

  • 50% off of your primary residence (must live there 8+ months) and associated land (up to 35 acres).
  • Must be 65+ years old and have paid property tax in Wyoming for 25+ years (does not need to be the same home or in the same county).
  • Deadline to apply: 4th Monday in May
  • Applications are processed through the Assessor's office

**If you qualified for the Long-Term Homeowners Exemption in 2025, and there have been no changes to ownership and/or location address, you do not have to fill out a full application again.  You do however need to fill out a Wyoming Long-Term Homeowner Recertification Affidavit and Application. Whom ever signed the 2025 application will also need to sign the Affidavit. If you need assistance or an alternative format, please contact the County Assessor's Office.

Due Date: May 25, 2026

We can run reports to verify ownership or to see how many years you have paid taxes in Uinta County, If other years are in other Wyoming Counties you will need the years and physical address you lived there ,to see if you and to put on application if you do qualify. Please bring proper identification in to verify your age when submitting the application.  See application on which methods of ID are acceptable.  

You must reapply for each year you wish to use the exemption.
